DST vs. TIC

TIC arrangements share some similarities with Delaware Statutory Trusts (DSTs). Both allow fractional investments and can be used in a 1031 exchange. However, there are some key differences.

1031 Exchange Process

A 1031 exchange is the selling of an investment property with the intention of reinvesting the profits into a new property thus deferring capital gains taxes.

Benefits & Risks of DSTs

There are material risks associated with investing in DST properties and real estate securities including liquidity, tenant vacancies, general market conditions and competition, and more.

Benefits & Risks of TICs

With TICs, all owners are required to vote unanimously on important property management issues that will be carried out by the TIC sponsor or property manager.

Qualified Intermediary?

In order to properly execute a 1031 exchange you will need a Qualified Intermediary (“QI”), also known as an exchange accommodator.
