Dan Duffy is a multifaceted professional with over three decades of experience spanning banking, management, underwriting, and real estate. As a co-founder of Investment Support Services, he brings a wealth of knowledge and a diverse skill set that underpin our comprehensive financial solutions.
Throughout his career, Dan has demonstrated exemplary leadership and strategic insight, guiding both emerging and established national organizations toward growth and success. Notably, as the owner of a prominent escrow and title company, he gained invaluable expertise navigating complex governmental and regulatory landscapes.
Dan’s background extends beyond traditional corporate boundaries. He has been integral to commercial development projects, working with city and state agencies, coordinating high-profile initiatives, and managing targeted community outreach. During his tenure with a commercial lender, he played a pivotal role in underwriting, funding, site visits, and serving on the credit review committee—further broadening his expertise in various investment sectors.
Currently, Dan is a sought-after consultant for law firms, providing expert witness services and conducting forensic finance analysis for civil and criminal cases. He has also overseen HR, legal, accounting, and operations at the corporate level, reflecting his extensive leadership capabilities. Committed to community service, Dan has led large-scale volunteer efforts for charitable and church initiatives.
An advocate for continual learning, Dan earned his Juris Doctor degree in 2021, further enhancing his legal acumen. His personal experiences have likewise shaped his worldview and approach: he lived in Ukraine as a missionary, teaching English and supporting local nonprofits, and traveled to India multiple times to help establish schools in underprivileged communities.

Paul Albertini is a seasoned operations professional and investment consultant with more than three decades of experience in administration, HR, and manufacturing. As a co-founder of Investment Support Services, Paul leverages his extensive business acumen to provide comprehensive financial solutions to clients.
During his tenure as COO of Phenix Enterprises Inc., Paul honed a broad spectrum of management skills—from HR and negotiation to budgeting and environmental compliance—underscoring his strategic thinking and effective decision-making. Alongside his corporate career, he cultivated a personal passion for real estate investments, specializing in Delaware Statutory Trust (DST) funds and 1031 exchanges. His successful personal transactions in these areas, coupled with guiding others through similar processes, grant him a unique perspective and hands-on expertise.
Today, Paul collaborates closely with various DST sponsors to oversee a range of asset types, including multifamily apartments, student housing, necessity-based retail, self-storage, and industrial properties. This broad portfolio enables him to craft diverse investment strategies that cater to each client’s needs.
Beyond the investment realm, Paul is the founder and President of the Advantage Flag Football League (AFL), a nonprofit youth football organization in Yorba Linda. Through AFL, he continues to demonstrate his commitment to community-building and leadership in youth sports. Paul holds a bachelor’s degree in Business/Corporate Communications from Whittier College, enhancing his ability to communicate effectively in both English and Spanish.
